Construction Cost Estimates
BMT & ASSOC ensure the client is fully informed of the anticipated final cost of a project from inception to the completion of construction at the earliest possible time in the decision making process. This is achieved through cost planning and budget estimates of the total construction cost which is monitored during design development, detailed design, tendering, construction, completion and commissioning.
Replacement Cost Estimates
Building codes are continually changing and evolving and you can almost be guaranteed that many existing buildings cannot be rebuilt completely to their current state for the value they are insured for.
Two recent examples significantly affecting the construction costs of buildings include:

The introduction of BASIX (NSW developments only) - governing the energy and water efficiency of firstly residential homes (released progressively between 2004 and 2006), then in a 2007 amendment, all residential dwellings in NSW; and

The recent amendments to Section J of the BCA - imposing strict new regulations relating to the energy efficiency of all commercial buildings, adding significantly to the cost of their construction.
Anyone attempting to rebuild any dwelling following an insurance claim will be forced to comply with current building codes, and without expert advice from a quantity surveyor, they could find themselves under-insured by a considerable margin and unable to replace their building.A Replacement Cost Estimate is an assessment of the actual cost to reinstate a building in today’s economic climate. When determining the replacement cost of a building many issues need to be considered. Specialist cost advice is highly beneficial due to the potential complexity of the process between total loss and reinstatement of the original building.
Cost to Complete Reports
BMT & ASSOC will produce a full detailed estimate for the project, and following a detailed site inspection, generate a report illustrating the works completed to date on the project and the cost to complete.
CGT Estimates
A Capital Gains Tax Estimate is an elemental costing of an existing building, usually for income producing purposes. The capital gains tax estimate is generally used in situations where a property owner is unable to obtain the original construction cost from a builder or in situations where owner builders have not kept accurate records. BMT & ASSOC will prepare a capital gains tax estimate based on a square metre estimate in order to establish the original construction cost of the development, calculated at the date of completion. This will identify the amount of capital gain made on the sale of the building.
